MAULDIN — A developer is planning to build 273 homes on a roughly a 100-acre property off of Ashmore Bridge Road.
Mauldin'south planning commission voted unanimously Aug. 24 to conditionally approve a plat plan for the new evolution, which would be called Adams Glen. The homes would be built in one of the fastest growing areas of Mauldin, where multiple large subdivisions have been built in the recent years and more are planned.
The new development would adjoin the Braenor subdivision. D.R. Horton, the same development company that congenital Braenor, is the evolution company fastened to this project. Bluewater Ceremonious Design is the applied science firm.
Four residents, all who live in the Braenor subdivision, addressed the commission ahead of the vote, expressing concern that the new homes would create traffic bug on Ashmore Bridge Road, displace local wildlife and create water runoff issues.
Bluewater engineer Paul Harrison told the commission that D.R. Horton plans to add left plough lanes from Ashmore Span Route to Orient Drive and Ranch Route, left turn lanes into both entrances and a right turn lane off Ashmore Bridge Road into the development..
Mauldin Director of Business and Evolution Services David Dyrhaug recommended the commission approve the plat, saying that at 2.vii units per acre and with 44 percent open space the programme more than met the requirements of the property's zoning.
The commission made its recommendation on the condition that D.R. Horton non disturb any wetlands on the property without permission from the Army Corps of Engineers and that the programmer adhere to the requirements implemented by the Greenville Canton Subdivision Assistants.
Despite plans to add the new turn lanes, several members of the commission said they remained concerned that continued growth along Ashmore Span Route would create worsening traffic bug and said they would similar to explore options for a traffic low-cal or circle at the entrance of Adams Glen with the state Department of Transportation.
